A stable agent and Agency.

It's not just buyers leaving the picture at the moment, Agents are disappearing too. There are many agents that have left this year, high profile agents as well. Actually whole agency's are missing as well. Choosing an agent has always been a confusing decision, now there is another criteria to think about. Are they going to be in Real Estate next week. Now, why is this important. Let me explain.

The reported sales prices of all homes selling in the region by all sales agency's shows declining prices. Are we at the bottom yet? Nobody knows. What you don't want is to list with an agent and then 2 months later you have to start all over again. Wasting your time is not the big problem here. The big problem is if sales prices have continued to drop, then you now need to list all over again and possibly at a lower price to get a buyer.

I think the 2 most important things to think about when listing you house for sale at the moment is 1. Choose an agent that will see this process through to the end. 2. List the house at the right price for the current market.

Looking for a quick sale? Looking at the sales data for all agents, the average time to sell at the moment around here is well over 100 days. If you need a sale sooner than that, don't price yourself away from your buyers. There at lots of houses for sale and buyers know that.
